Buying a house for sale in the Philippines? Here’s what your TCT or Transfer Certificate of Title should contain:

  1. TCT Serial No.
  2. TCT Number
  3. Page and Book number
  4. Location of the Property (lot block and survey no)
  5. Technical Description
  6. Tie Line
  7. Reference Points
  8. Name & Address of Registered Owner
  9. Original Registration of OCT
  10. Place, Date & Time of Last Registration
  11. Name & Signature of Register of Deeds
  12. Encumbrances annotated at the back of the title such as:
  • Subdivision Restrictions
  • Right of Way
  • Mortgage and other liens (loans, mechanics, tax)
  • Lis pendens(property is under litigation)
  • Writ of attachment & execution
  • lease contract, contract to sell
