How do you check the Zonal Value of a Real Estate Property in the Philippines?

First, let’s define the term ZONAL VALUE or Zonal Valuation:

  • Zonal Valuation – is an approved zonal schedule of fair market values on real property used by the Bureau of Internal Revenue as basis for the computation of internal revenue taxes.

Zonal valuation is used primarily:

  • basis for computing the fair market value of the property
  • computation of internal revenue taxes

Now, on to answering the question, how do you go to get the Zonal Value of a Real estate property?

Simple! You either go to and click on ZONAL VALUES (which will then give you a list of zonal values based on location, and prompt you to download the file for it) or call/visit your nearest BIR office to get the information.

    please refer po to this link and look for the download link for RDO No. 21-San Fernando, Pampanga. You should find the zonal value you are looking for. There are different zonal values ranging from P400-P1500/sqm depending on village/location. thank you.

    Bakit po may mga lugar sa Quezon City na isang ciudad ay walang zonal value. Sana po ay ito ang bigyan ninyo ng pansin dahil hindi makompute ng totoo ang capital gains tax. Tulad sa isang lugar sa Brgy Bagong Silangan located between San Mateo River and Payatas, bakit mas malaki ang Zonal Value kaysa mga nasa subdivision. Sana ay mag ocular inspection di ang mga personel para mabigyan ng tamang value yong sa tabi ng ilog San Mateo at Spring Country Sub.Mababang lugar yon at walang daan, pero katabi ng mataas at developed na Sub.Lagyan di ng Value ang Sitio Bakal at Sitio Ibayo para macompute ng tama ang transfer tax namin.

    Mataas na lugar po iyong Spring Country Subd. Pero ang katabi na underdeveloped at malapit sa ilog ay walang zonal valuation. Kaya hndi dapat ipareho ang value sa mga subdivision.

    Hi John! Please visit the nearest BIR office of the property you would like to check the zonal value of, or you can check how much the properties nearby are selling to give you an idea.     to ensure accuracy, kindly visit the BIR office nearest to the property you have, they do not update their zonal values on a regular basis.

    I would like to ask who will process the procedures in transferring the title? Is it the vendor or the vendee?

    I personally worked for the transfer of the title of our house in my name (meaning the vendee). In case of foreclosed property, the accredited broker who sold the property to his client will normally work with the Register of Deeds for the transfer of title as a service to his client. The bank could also arrange for the transfer of the title to the client after making the full payment.

    Mr. Admin,

    1. Mandaluyong City – house and lot for sale
    2. 284 sqm.
    3. TCT under the name of Mr. Dela Cruz (deceased). Heirs (6 heirs, wife and 5 children). They have Extra Judicial for Partition (?). Taxes not yet paid. TCT still under the name of the deceased.

    1. Pwedeng bilhin?
    2. Pwedeng from the name of the deceased diretso na sa name ko?
    3. Kung ako mag-babayad ng taxes, transfer fees and other charges, how much are we talking about, kahit estimate lang?
    4. Any other fees that I should know?

    Hi Elvis:

    We would suggest that you consult a lawyer/realtor so that you could get a better recommendation. You could elect to go to the Register of Deeds, Treasurer’s Office, and Assessor Office in the municipal Hall where the property is located and discuss the situation and your intention. They will advise you on the steps to take and the taxes/fees to pay as well as the documents needed.

    Hello She, kindly go to the nearest BIR office in Paranaque to get the zonal value. Zonal values are not updated yearly.
