<p>Emphasizing ingenuity and grace, the regatta used top-of-the line  remote-controlled sailboats, as participants teamed up with a chosen  advocacy or group who will benefit from the prize money won on their  behalf. Set on Montecito’s private lake, the fluvial competition  emphasized the ease of residential living in harmony with nature.</p>
<p>A sprawling property hailed for being one of Ayala Land Premier’s  lowest density projects since Forbes Park, Montecito is one of the most  exclusive residential enclaves within the eco-friendly Nuvali  development in Canlubang, Laguna. The first RC regatta was hosted on one  of the lakes in the property.</p>
<p>Guests enjoyed various lifestyle activities.</p>
<p>They also went fishing on the lake and had their catch grilled.</p>
<p>On May 23, “Sail Away: The Montecito Regatta Experience” underscored  the luxurious and laid-back lifestyle, where an easy and unhurried life  awaits, enjoyed amid the amenities of Nuvali.</p>
<p>The expansive property also features its own paths for jogging,  biking or running, plant nursery, chapel and clubhouse, with the latter  designed by National Artist Leandro Locsin.</p>

It has a 47-meter distance at its widest, and 17 meters at its narrowest.</p>
<p>The Greenway is book-ended by a 6,000-sqare meter amenity area that has the clubhouse and swimming pool at one end and a basketball court and play area on the other end.</p>
<p>Interconnected alleys, meanwhile, allow easy movement from one pocket park to the next as well as the Greenway, a two-hectare wide open space interspersed with greenery and tree-lined lawns<br />
“Families can engage in a different outdoor activity every day. Go biking with the family or opt for some solitary R&amp;R in one of the pocket parks,” says Tanco.</p>
<p>Aside from making the environment a prime consideration, Avida Estates Nuvali likewise works towards providing utmost convenience to families through commercial and retail centers.</p>
<p>“Families who want to live in an environment-friendly and sustainable community that is conducive to family development and keen on social awareness, but is still close to schools, hospitals, and commercial centers will find Avida Estates Nuvali the prefect place to live in,” says Tanco.</p>

<p>Through Nuvali — an innovative 1,750-hectare mixed-use community in Laguna, Ayala Land aims to establish an environmentally, economically and socially healthy, thriving community of the future.  Just three years after Nuvali was launched, one of the newest additions to Nuvali is Ayala Land Premier’s <strong><a style="text-decoration: underline;" href="http://houses.forsalephilippines.com/lots-for-sale/santierra-nuvali/">Santierra</a></strong> — a private, and exclusive, high-end residential subdivision. Unique to Santierra is how it has been developed to fuse the elements of sustainability into the community through a functional and aesthetic integration of well-thought and responsible design elements.</p>
<p>“Santierra was planned towards enhancing the natural environment, encouraging residents to go out and enjoy its distinct views, tree-canopied streets, and various outdoor amenities,” says Mayi Platero Rodriguez, project development manager of Santierra.</p>
<p>Its sustainable features include establishing natural and recreational park areas which use endemic tree and plant species.  This simple move means less water consumption and fertilizer use –a benefit which is both healthier and costs less for its residents to maintain. The natural flora  grows better and creates a cooler, fresher climate due to the added shade. Interestingly, it also provides a better ecosystem for the local birds and other wildlife.  This also supports a healthier environment because a thriving bird population keeps unwanted insects in check in addition to creating a pleasant, cheerful ambiance.</p>
<p>The community is also designed to use a dual piping water system.  The investment in the system is much higher than using traditional piping, but the benefit is that Santierra’s residents will have a much more sustainable water supply because a lot of water can be efficiently recycled for watering lawns and other uses which do not require potable water. Santierra also uses porous pavers, which directs rainwater back into the natural aquifers, recharging them more effectively.</p>
<p>In this development, about 30% of the land area is set aside for parks and open spaces – which are used to create the perfect backdrop for small groups of clustered neighborhoods. To give you a sense of its scale, Santierra’s impressive park circuit is the largest contiguous park system among existing Ayala Land Premier developments, stretching more than five kilometers. Suburban living is made relaxing with roads and paths bordered by trees, providing the perfect transition between future urban boundaries of Nuvali and exclusive private residences. 			<content:encoded><![CDATA[<p>With demand outstripping supply, real estate giant Ayala Land, Inc. is ramping up the development of its Nuvali property in Laguna and is spending P3 billion to P5 billion over the next year and a half to put more products in the market.</p>
<p>Ayala Land president Antonino Aquino said they are becoming more active in developing the 1,705 hectare mixed-use community project in Sta. Rosa and Calamba, Laguna as they see better prospects on the back of the market recovery.</p>
<p>To start off, ALI unveiled its latest residential product in for Nuvali while announcing plans to build more structures for its office and commercial components.</p>
<p>Ayala Land launched the <strong>Santierra c</strong>ommunity under the Ayala Land Premier brand, which caters to the high-end market. This is the third project to be launched by Ayala Land under the Premier brand.</p>
<p>The firm plans to sell a total of 540 lots out of the 70 hectare property allocated for the project. The project is expected to cost the firm P1.5 billion to develop.</p>
<p><strong><a href="http://houses.forsalephilippines.com/lots-for-sale/santierra-nuvali/">Santierra</a></strong> lots range between 600 to 1,200 square meters with selling prices ranging from P12,200 to P14,200 per sqm. There will be an additional premium for added features like corner lots, premium view and additional space or greenery.</p>
<p>Since being offered for sale, <strong>Santierra</strong> has earned the distinction of being the highest grossing project to sell on an opening day/weekend sale, grossing P1.08 billion from the sale of about 100 lots. Set for initial development will be 124 lots for phase one.</p>
<p>Ayala Land vice president for sales Bernand Vincent O. Dy said they are also looking to build more office space for the business process outsourcing sector, as uptake for BPO space remains strong in areas outside Metro Manila.</p>
<p>Meanwhile, Nuvali&#8217;s retail space will be expanded by another 10,000 sqm. from the current 2,000 sqm.</p>

<p>With the recent celebration held simultaneously at the clubhouses of Verdana Homes Mamplasan in Biñan, Laguna, and<strong> Treveia</strong> at the rising Ayala development Nuvali in Sta. Rosa, Laguna, guests felt the season’s cheer way ahead of schedule – as they experienced the unique, incomparable lifestyles of Alveo Land’s two dynamic residential villages.</p>
<p>In the recently-held “Bounties of the South” – a Christmas celebration of Alveo’s South Side, families and friends enjoyed the gift of precious bonding time with their loved ones amidst the setting of a warm, friendly venue.</p>
<p>“As communities that offer a fresh, vibrant way of life away from the hustle-bustle of the city, <strong>Treveia</strong> and Verdana highlight the importance of social interactions,” notes Nerissa Josef, Alveo Land’s vice president for project development. “Through this event which celebrated the season of warmth and bonding, we wanted to communicate how ideal these Alveo communities are, in fostering these values among our residents.”</p>
<p>During the event, everyone participated in various fun, creative activities, such as the “Yule Sparkle”, where people craftily made their own decorative candles, for display under their Christmas trees. Parents and their kids meanwhile gathered around a clubhouse tree as they solved the riddles which hung on its branches for a delightful prize which awaited the puzzle whiz. After engaging in this exciting, brain-twisting activity, guests headed to the pool as they playfully fished the balls out of the water which they exchanged for surprise treats.</p>

<p>Montecito&#8217;s inclusion in the portfolio of Ayala Land Premier&#8217;s distinctive communities comes as no surprise. Located on what was part of the Yulo estate and where Nuvali is now situated, Montecito complements the new standards of living that Ayala Land Premier envisions for Canlubang.</p>
<p>Jose Juan Z. Jugo (JJZJ), Head of Ayala Land Premier Land and Houses answers questions regarding Ayala Land Premier&#8217;s collaboration with the Yulos.</p>
<p><strong><em>Montecito now joins ALP&#8217;s roster of distinctive communities. Tell us more about how this happened?</em></strong></p>
<p>JJZJ: Ayala Land, Inc. (ALI) has had a long partnership with the family of Mr. Yulo on the properties around Montecito. That alliance has been very successful and fruitful. Therefore, it felt natural to extend the relationship through additional projects-Montecito was the answer because of its beautiful terrain, great views, lots of green, open spaces and even its own lake, It was a natural fit to our brand.</p>
<p>Creating distinct communities is one of the pillars of Ayala Land Premier communities. We felt that Montecito was the right project to address yet another niche-one that embraces gracious living and timeless values. Almost everything in Montecito, from the way the lakes welcomes those who enter its premises to the way one individual lot relates to the others around it-was designed to encourage a kind of gracious interaction.</p>
<p><strong><em><img class="alignleft size-full wp-image-613" style="margin: 10px;" title="Montecito Twin Lakes" src="http://houses.forsalephilippines.com/wp-content/uploads/Montecito-Twin-Lakes.jpg" alt="Montecito Twin Lakes" width="350" height="210" />What did Ayala Land see in Montecito?</em></strong></p>

The lake is another example. Not only is it a central water feature for visual appreciation. <p><strong><em>How is Montecito aligned with the existing projects of Ayala Land Premier?</em></strong></p>

Our designers are now working with Andy Locsin of Leandro V. Locsin Partner to convert that mansion into a village clubhouse that shall be called &#8220;Pasa Tiempo&#8221;. Never before have we had the opportunity in other projects to offer a clubhouse with such heritage to our residents. Interestingly, this former private residence is going to be the largest clubhouse we will have in our current portfolio of high-end projects.</p>
<p>Montecito&#8217;s quality is very apparent once you enter the grounds. Everything looks sharp and well-maintained. Ayala Land Premier&#8217;s involvement in Montecito helps to ensure that this quality will be continued and safeguarded all the more.</p>
<p>The last two pillars: hassle-free service and worry-free ownership are really measures of the high level of service standards we give to all our buyers across our projects. We have worked very hard to ensure that the servicing one buyer receives in one project is of the same quality as another would get in the others. There are very strict practices we apply in our projects to ensure that our buyers and residents are satisfied to their expectations. Montecito is  not going to be an exception. <p><em><strong>What new project features will you be adding? What can residents look forward to doing in Montecito?</strong></em></p>
<p>The major facilities such as Pasa Tiempo&#8217;s renovation and a Locsin-designed chapel will be completed by 2011. There will also be a few residential blocks and road networks that we will be redesigning to make the lot cuts more homogenous with each other.</p>
<p><strong><em>Would you say that Montecito is centrally-located? What are the nearby schools, hospitals, business districts and lifestyle centers?</em></strong></p>
<p>There are two ways to answer this: the immediate and the forthcoming.</p>
<p>The immediate way is to say that Montecito if a five-minute drive away from the heart of Sta. Rosa. As we know, Sta. Rosa has become a bustling, highly-respectable town filled with very exclusive communities (several of which are ours), shopping centers, medical facilities and top private schools such as La Salle and St. Scholastica&#8217;s. The second answer is that Montecito is embraced by Nuvali. As we know, ALI is developing Nuvali as the regional center of the South-a regional powerhouse development. Being the next major center in the country, one can expect even more developments to come in time. All of these forthcoming developments such as a business district, retail hub, BPO campus, and others will be accessible from Montecito.</p>
<p>Also key to note is now that Montecito is now part of Ayala Land Premier&#8217;s portfolio, its main access is now through the Nuvali Spine Road coming from either the Sta.Rosa-Tagaytay Road or in a few months, through the road we are building from the Mamplasan exit. A true convenience coming from the circuitous backroads one had to pass before the partnership was forged.</p>
<p><strong><em>Tell us more about &#8220;Welcome back to how life once was.&#8221; campaign. How does this tie-in with Montecito? How do people develop stronger family ties and a real sense of belonging in a community?</em></strong></p>
<p>During our partnership talks, I had the privilege of personally getting to know some of the family members who saw the project rise from the start of development. And throughout our discussions, I could tell that family and community were truly the backbone of the project&#8217;s vision. The project was intentionally designed to foster interaction with family and neighbors. Almost like a sequence of steps beginning with the welcoming breeze by the lake and culminating with the laid-back Pasa Tiempo experience, Montecito reminds us of things which really matter most. And the design encourages its residents to live those values-gracious living, neighborliness, being part of something important, and creating one&#8217;s own legacy. The elements and features in Montecito not only help us see this, they help us live them through again.</p>
